Project management responsibilities and expectations:
Initial Project Review and Estimating:
The project manager is part of developing initial relationships of confidence and trust with our clients and determining their goals for the project. Often this involves offering realistic insight as to the feasibility of some of those goals and providing possible alternatives. After the project is obtained with basic cost and approach structure, the project manager will thoroughly familiarize themselves with the project scope and budget for review and planning purposes below. The project manager is a frontline representative of our company values and is expected to genuinely reflect those values in all interactions throughout the project.
Planning and Development:
- Prepare a full cost budget with detailed specifications of what is included in each of those costs.
- Contact all utilities, City, County, and other appropriate agencies to determine required fees and/or charges for the project.
- Prepare a project schedule.
- Align trades that reflect the project needs and ensure the trade estimates are correct and include an accurate scope of work.
- Value engineer when needed.
- Communicate with client to ensure expectations are aligned.
Executing:
- Maintain the budget in detail with project leads and clients.
- Weekly meetings with clients and staff.
- Stay ahead of the schedule with project leads to adjust or secure upcoming trades and staff.
- Maintain the project schedule and communicate any adjustment to client including change order work.
- Prepare change orders as needed for client approval before completion of work.
- Coordinate approved change orders with project leads and adjust schedule accordingly.
Oversight and Managing:
- Ensure projects are built according to the plans and specs approved by the client and architect, engineers, and managers.
- Maintain communication with site superintendent as needed.
- Review daily reports.
- Review, approve, and code staff timecards and trade invoicing.
- Review job cost reports with emphasis on remaining budgets.
- Assist in monthly Client billings.
- Identify and address potential issues.
- Oversee daily project activity.
- Provide weekly project updates to clients and attend onsite client meetings including preparation of meeting agendas, meeting notes, etc.
Closing:
- Make sure clients are happy with our product and that we are meeting and/or exceeding their expectations.
- Make sure we finish with a strong emphasis on detail and completion of scope.
- Make sure all budgets, change orders, and inspections are completed.
- Complete client warranty book.

This is a “bags-on” position, but you must also be able to manage a small crew, trades, and interact professionally with homeowners. We are looking for a Site Superintendent who has the ability to work with a tool belt on while running a jobsite.
The Site Superintendent is the project’s lead point of contact and management in the field. They are responsible for planning, executing, monitoring, directing, and controlling the daily operations of a construction site. They will serve as the liaison between the onsite personnel, including LCG employees and trade contractors, and the Project Manager. They should be a strong leader and display the qualities and integrity that LCG stands for.
The Superintendent will work with the Project Manager to meet the project’s schedule and budget. The Superintendent will monitor progress and quality as well as answer questions that may arise from trade contractors.
Site Superintendent Duties Include:
- Full responsibility and ownership of a project site.
- Direct all field personnel to achieve completion of the project scope on schedule and within budget.
- Thoroughly understand the project plans, specifications, and City required codes.
- Maintain an organized job site, including the construction office.
- Maintain quality workmanship that conforms to original plans and specifications.
- Identify potential issues and problem-solve coordinating with Project Manager as needed.
- Document progress and generate requests for information to the Project Manager and architect if needed.
- Complete and submit Site Superintendent Daily Reports.
- Take jobsite pictures frequently enough to monitor job progress.
- Schedule daily activities and coordinate between the trades so there is no work overlap in a particular area of construction.
- Communicate on a regular basis with Project Manager for needs and scheduling of LCG personnel.
- Communicate change order items to LCG staff and make sure noted on employee timesheets.
- Review LCG personnel timesheets weekly.
- When a new trade contractor is on site, have a meeting to relay LCG’s jobsite hours, jobsite rules, expectations of work scope, and schedule. Manage and schedule all trades once started.
- Ensure order is maintained and disputes do not arise between trade contractors.
- Review and order project materials making sure to have necessary materials on site timely to ensure continuous workflow.
- Review and confirm all material packages accepted are to approved quantities and detail.
- Schedule inspections as necessary.
- Prepare, schedule, and supervise completion of a final punch list.
- Ensure the jobsite is secured and locked every night.
- Maintain positive relationships with homeowners, subcontractors, suppliers, and other team members.
- Maintain good relationships with all neighbors.
- Promote job site safety, encourage safe work practices, and rectify job site hazards immediately.
- Ensure all company employees and contractors are adhering to the Company Safety Policy.
- Report all injuries immediately to Project Manager and complete an Accident Report.
- Report any attempted break-ins or actual break-ins immediately to the Project Manager.
- Conduct weekly safety meetings with all site personnel.

Lewis Construction Group is a residential general contractor seeking a full-time Laborer Apprentice/Driver to join our team and be in a position to assist with daily project needs as listed below. Our projects are located primarily in Seattle Proper.
Work duties will include everything from demolition, clean-up, material handling, to final punch list working hand in hand with Company Carpenters. Picking-up materials, delivering to jobsites, and debris hauling are large components of this position. Therefore, a clean driving record is mandatory and will be verified before hire.
